Western Peaks offers four financial programs including mortgage loans and preferred equity joint ventures. Moreover, we listen to the requirements of the borrower and developer and then we tailor each loan and investment proposal to the specific structural needs of the real estate and the sponsorship.

We finance real estate with valuations starting at $5,500,000. Our minimum transaction $1,250,000.

 

Senior Bridge Loans, Subordinated Debt, Acquisition Loans

The basic issues involved in structuring and pricing our loans are LTV, LTC, DCR, stabilization & management requirements, and exit-repayment strategy. We also incorporate market conditions, vacancy, inventory, and absorption trends in the loan structure and pricing. Our programs have terms from 18 - 48 months.

 

We will finance many different real estate transactions such as acquisition, capital improvements, development, marketing & sales programs, construction, ADC, and change of use. We will finance short-sales and note purchases. We finance management intensive real estate including senior care, lodging, and medical.


Joint Ventures (JV)

As your financial partner, we will fund the equity requirement to purchase and develop or upgrade your property.  We consider alternative JV approaches such as preferred equity and mezzanine debt.


Also, if your property requires debt workout, we will retire the debt and become your financial joint venture partner and provide additional funds to complete construction. 
 

Pricing

Our financial products enable real estate owners, operators, and developers to conduct their operations smoothly. We price loans and JV's in accordance with our investment strategy and pricing matrix. We consider our loans as investments and therefore, we price and structure fairly for all parties.
